Karam Puri and his family from Delhi have restored a 100-year-old Victorian-style house in Landour, Uttarakhand, turning it into an eco-friendly homestay called 'Fern Oaks Estate'. Built in 1924, the property was once home to ornithologist Robert Fleming. Maintaining its original structure, the family added modern amenities while preserving heritage wood and stone. The estate features a 10,000-liter rainwater harvesting system and is surrounded by over 238 trees, making it a haven for rare birds. Despite a high nightly tariff of around ₹25,000, the homestay is often fully booked a month in advance due to its blend of history and nature.
